A TIC is an apartment in a multi unit building where two or more parties own that building and hold title as "Tenants In Common", the building has not been converted to condominium or Co-Op, San Francisco has strict limits on Condo/Co-Op conversion so TICs are a way to own an apartment without condo converting.
